A railing that moves when you push it is not a cosmetic problem.
Loose guardrails, corroded connections and rotted posts are how people get hurt. We repair and replace railings to current code, and where the fix runs into the framing behind the post, we carry that too, as one scope under a class B license with licensed specialty contractors under our contract where a trade license is required. Answer six questions and we scope it.
The rail you see, and the connection you cannot
Most railing failures are not in the rail. They are in what it is bolted to: a rusted fastener, a rotted post base, a ledger connection that has been wet for years. A repair that reuses a bad connection is a repair you buy twice, so every scope we write checks the attachment before the ornament.
Six answers. An honest picture of what drives your repair.
No web page can price a railing replacement, and we will not pretend otherwise. What we can do instantly: show you which of your answers actually move the scope, then have a licensed general building contractor build the real number from your building.
Railings and fences, from the connection out
Guardrails & handrails
Balcony, deck and stair rails repaired or replaced to current height, spacing and attachment requirements, with corrections on existing runs where that is the honest fix.
Connections & posts
The rusted fastener and the rotted wood behind the post base: opened, photographed and repaired, because a rail is only as strong as what it is bolted to.
Fences & gates
Property fencing, driveway and security gates, and ornamental ironwork, designed, fabricated and installed, as his live site has offered for years. Quoted from a site visit.
From a loose rail to a documented, code-current one
The same disciplined path our apartment-owner and property-manager clients rely on.
Condition reviewed
We review your report or walk the runs, and test the connections, not just the rail.
Scope & budget
Repair where repair is honest, replacement where it is not, stated line by line.
Plans & permits
We coordinate with licensed architects, engineers, and permitting authorities where required.
Work & closeout
We complete the work and provide the records that document what was found and what was fixed.
The contractor who tests the connection before quoting the rail
Replacing a rail on a rotted post base is money burned twice. Before anything is quoted, we check what the railing is attached to, and if the honest answer is a smaller correction on the existing run rather than a full replacement, that is what the scope says.
