    Deck waterproofing, in plain English

    Can you just recoat it, or does it all come off?
    It depends on what the existing system is and what is under it. A sound substrate with a tired topcoat can often be recoated; a delaminated membrane or a wet substrate cannot, and coating over it just hides the problem for a season. We check before we promise, and the scope says which it is.
    Can you work from my existing inspection report?
    Yes. If an inspection already flagged the waterproofing, we scope directly from the report's findings, so there is no need to re-inspect before we start. If you found the problem yourself, we walk the decks first.
    What does it cost?
    It depends on what is under the surface, and nobody can price that from a web page. What moves the number: how many decks are affected, whether the damage stayed in the surface system or reached the framing, how much access an occupied building needs, and what the permit and any required engineering add.     Is this connected to the balcony inspection laws?
    Often. Failed waterproofing is one of the most common findings in SB 721 and SB 326 inspection reports, and many of our repairs start from one.
